Property Inspector

The Role

Smart Rentals Property Management is a specialist residential property management agency known for high standards, high-quality service and a team that takes pride in doing things properly. We're looking for a Property Inspector to join our Townsville team on a casual basis.

This role is built around routine property inspections, you'll be out in the field conducting thorough, high-quality inspections across our portfolio, then back in the office each day to finalise clear, detailed reports for our Property Managers. Outside peak inspection periods, you'll support the leasing and administration side of the business.

This is a genuinely flexible, casual position designed to work around school hours, but it moves at a real pace, and we're upfront about that below.

What You'll Be Doing

• Conducting comprehensive onsite routine inspections (set number required per day, dependent on location and property size)

• Capturing clear, high-quality photographs that accurately document property condition

• Applying a sharp eye for detail to flag maintenance, rectification or compliance issues

• Returning to the office daily to complete accurate, well-written inspection reports: same day, same standard, every time

• Supporting the leasing team with tenant viewings, open homes and processing applications during quieter inspection periods

• Assisting with general administration and client communication as needed

What We're Looking For

• Own reliable, well-presented vehicle: this is essential, not optional, and a car allowance is paid to cover it

• Current Queensland Driver's Licence

• Current Queensland Real Estate Salesperson Registration (QLD Office of Fair Trading) or a genuine commitment to obtain this promptly

• Excellent time management and the ability to work efficiently and independently

• Strong attention to detail and sound, practical judgement, common-sense is a must

• A professional, well-presented manner, you'll be representing our brand at every property, every day

• Comfortable with a physically active role that involves being on your feet and moving at pace through properties throughout the day

Hours & Pay

• Casual position, approximately 6 hours per day (e.g. 8:30am–2:30pm or 9:00am–3:00pm), up to 5 days per week

• Hours are designed around school hours and may vary based on operational needs

• $35.00 per hour plus superannuation

• Car allowance of $1.00 per kilometre (logbook method)
