Property Manager

About the role

You will be responsible for the day-to-day management of a residential portfolio. You will work directly with the Managing Director and have the opportunity to play a significant role in the continued growth of the property management business.

Key responsibilities

• Managing owner and tenant communication

• Coordinating repairs and maintenance

• Following up contractors and ensuring works are completed

• Managing rent arrears and tenancy compliance

• Lease renewals and rent reviews

• Processing tenancy applications

• Managing new tenancies and vacating tenants

• Routine inspection coordination and follow-up

• Maintaining accurate file notes and records

• Escalating significant disputes, QCAT matters and higher-risk issues to the Managing Director

About you

• Experienced in residential property management

• Highly organised and able to manage competing priorities

• Confident communicating with landlords, tenants and contractors

• Comfortable making decisions and taking ownership of matters

• Strong on follow-up and closing out outstanding tasks

• Calm and professional when dealing with difficult situations

• Detail-oriented with strong written communication skills

• Familiar with Queensland residential tenancy legislation and RTA processes

• A current Queensland real estate registration or licence and a valid driver's licence will be required

• Experience with PropertyTree would be highly regarded
