STRATA MANAGER

About the role

Kevin Green Real Estate is seeking a Strata Manager to join our team in Mandurah, WA. This is a strategic role that plays a vital part in ensuring the smooth operation and management of strata properties within our portfolio. As Strata Manager, you will be responsible for overseeing the day-to-day administration, financial management, and compliance of strata schemes, whilst maintaining strong relationships with property owners and residents. This position offers flexibility whilst maintaining the professional standards expected in body corporate and facilities management.

Key responsibilities

• Administering strata scheme finances, including collecting levies, preparing budgets, and maintaining detailed financial records

• Organising and coordinating annual general meetings and extraordinary general meetings for lot owners

• Communicating with lot owners, body corporate committees, and residents regarding scheme matters and compliance requirements

• Ensuring compliance with relevant strata legislation, by-laws, and regulations applicable in Western Australia

• Coordinating maintenance and repairs to common property and arranging quotes from contractors

• Managing insurance policies for the strata scheme and processing claims as required

• Maintaining detailed records of all scheme documentation, meeting minutes, and correspondence

• Investigating and resolving disputes or complaints between residents in a fair and professional manner

• Preparing regular reports on the financial and operational status of schemes for committee review

What we're looking for

• Recognised qualification or certification in strata management (or working towards), body corporate administration, or equivalent industry experience

• Demonstrated experience working in strata or body corporate management, ideally within Western Australian properties

• Strong knowledge of the Strata Titles Act 1985 (WA) and relevant legislation governing strata schemes

• Excellent organisational and administrative skills with the ability to manage multiple schemes concurrently

• Proficiency in accounting software and property management systems

• Professional communication skills and the ability to interact confidently with diverse stakeholders

• Attention to detail and commitment to maintaining accurate records and compliance documentation

• Problem-solving abilities and a diplomatic approach to conflict resolution

• Reliability and the ability to work independently whilst being part of a collaborative team
