Operations Manager - Short Term Rental

About the role

Live Luxe Pty Ltd is seeking an experienced Operations Manager - Short Term Rental to join our dynamic team on a full-time basis. Based in Port Melbourne, VIC 3207, this is a strategic leadership position responsible for overseeing the day-to-day operations of our short-term rental portfolio. You will play a crucial role in ensuring exceptional guest experiences, maintaining operational excellence, and driving profitability across our properties. This role is essential to our business growth and success in the competitive hospitality and tourism market.

Key responsibilities

• Oversee all operational aspects of multiple short-term rental properties, ensuring consistent standards of cleanliness, maintenance and guest comfort

• Manage property availability, pricing strategies and booking schedules across various platforms and distribution channels

• Recruit, train, supervise and motivate housekeeping, maintenance and administrative staff to deliver high-quality service standards

• Handle guest complaints and requests, ensuring swift resolution and maintaining positive relationships

• Conduct regular property inspections to ensure properties meet brand standards and identify maintenance or repair requirements

• Manage budgets, control costs and prepare regular financial reports and performance metrics

• Liaise with suppliers, contractors and service providers to ensure timely and cost-effective delivery of goods and services

• Implement and monitor health, safety and security protocols across all properties

• Maintain detailed records of operations, incidents, maintenance logs and guest feedback

What we're looking for

• 3+ years' experience in hospitality operations management or a similar management role within the tourism or accommodation sector

• Demonstrated expertise in property management software and online booking platforms (Airbnb, Booking.com, or similar)

• Strong knowledge of short-term rental market dynamics, pricing strategies and revenue optimisation

• Excellent leadership and people management skills with the ability to motivate and develop team members

• Outstanding customer service orientation and proven ability to resolve guest issues professionally and diplomatically

• Strong organisational and multitasking abilities with meticulous attention to detail

• Excellent communication skills, both written and verbal

• Proficiency in Microsoft Office and hospitality management systems

• Valid driver's licence and willingness to visit multiple properties as required

• Preferred experience: Experience is Short Term Rental, knowledge of local regulations, experience with property maintenance coordination, or background in revenue management
